CREA REPORTS CANADIAN NATIONAL HOUSING DEMAND and PRICES SLIDE FURTHER IN MARCH 2025

Canadian home sales fell on a month-over-month basis once again in March 2025, as rising tariff turmoil and uncertainty is keeping home buyers on the sidelines.

It appears we have gone from a rebound year with tariff uncertainty and now we must contend with the economic fallout.

  • National home sales fell 4.8% month-over month.
  • Actual March 2025 sales activity fell 9.3% below March 2024.
  • The number of new listed properties increased 3% on a month-over month basis.
  • The actual national average sale price was down 3.7% on a year-over-year basis.
  • There were 165,600 properties listed on all Canadian MLS® Systems at the end of March 2025, up 18.3% from a year earlier but still below the long-term average (around 174,000 listings) for this time of the year.
